How it works
From address to listing-presentation deck in four steps.
Drop in the address
Any Calgary or Edmonton residential address. We geocode it, look up the municipal property assessment, pull StatCan demographics for the immediate blocks, and fetch Walk/Transit/Bike scores plus nearby cafés, parks, and schools.
We generate the deck
Seven grounded sections produced in parallel: pricing scenarios, risk framing, three buyer personas, MLS draft, marketing timeline, negotiation prep, seller FAQ. Total wall-clock: ~4 minutes.
Refine with sold comps
Paste in 3–5 recent solds from your Pillar 9 / MLS access. The pricing model re-runs against actual transaction prices — typically moves the recommended list by 3–8% in either direction.
Walk into the meeting
Read the report on the web, download the PDF for the seller, or grab the PPTX to present in PowerPoint or Keynote. Share a view-only link after the meeting.
What's in a report
Seven sections an agent actually uses in the meeting.
Pricing strategy
Three list-price scenarios — aggressive, at-market, aspirational — each with expected days-on-market range, anchor rationale, and the specific risks at that price.
Honest risk framing
The 4–6 weaknesses buyers will pick at, named before they hear them from a buyer's agent — with concrete mitigations in the listing copy.
Buyer personas
Three grounded buyer archetypes — primary, secondary, aspirational — with motivations, top objections, and prepared agent rebuttals tied to bundle facts.
MLS listing draft
A 150–220 word property description plus an 80-character headline, ready to paste into Pillar 9.
Marketing timeline
Phase-by-phase plan from pre-launch to post-stale, with channel-specific actions and observable decision rules per phase.
Negotiation prep
Likely offer scenarios with counter strategies, expected inspection items the buyer will flag, and standard Alberta condition positions.
Seller FAQ
8–12 prepared answers to the questions every seller asks during the listing presentation — pricing anxiety, timeline, fees, low offers.
Where the numbers come from
Every quantitative claim is sourced and citable.
The seller can click any stat in the report and trace it back to a public Canadian dataset or to the agent's own MLS data. No invented neighbourhood numbers, no scraped MLS, no AI comparables — Pitchcraft does not source sold prices itself; licensed agents paste them in from their Pillar 9 / MLS access to re-anchor the pricing model.
Statistics Canada
2021 Census demographics for the immediate blocks (income, household composition, owner-occupancy, age distribution)
City of Calgary / City of Edmonton open data
Current-year municipal property assessments and multi-year assessed-value trends
Walk Score
Walk, Transit, and Bike scores plus nearby route detail
Mapbox Search Box
Geocoding plus nearby points-of-interest (cafés, parks, schools)
Fraser Institute
Most recent Calgary and Edmonton school report cards
Agent-supplied sold comps (Pillar 9 / MLS)
Recent sold prices the licensed agent enters from their own MLS access — used to re-anchor the pricing scenarios on real transactions
Common questions
Six things agents ask first.
How long does a report take?+
Roughly 4 minutes wall-clock. The seven sections generate in parallel; the bundle assembly (geocode, demographics, assessments, Walk Score, POIs) usually finishes in the first 5 seconds.
Which markets are supported?+
Calgary and Edmonton residential addresses today. Other Alberta markets technically work for the AI sections but the municipal assessment data is currently Calgary + Edmonton only. Expansion to BC is on the post-MVP roadmap.
Where do the sold comparables come from?+
You paste them in. Canadian sold prices are MLS-locked, so Pitchcraft does not scrape MLS data. As a licensed agent you have access via your Pillar 9 / MLS feed — drop 3–5 recent solds into the comp panel after generation and the pricing model re-anchors on real sold prices. Without sold comps the report falls back to municipal assessed value and tells you to add them.
Can I edit a report after it generates?+
You can add or revise sold comps any time and re-run the pricing section against them. Free-form text editing of generated sections is on the roadmap.
What happens to my address data?+
Reports are stored in the database keyed by an unguessable share token. There is no public directory. We do not sell or share your data.
How much does it cost?+
Free during the beta. Paid pricing is published once the beta closes — agents in the beta cohort get grandfathered access.
